Restaurant awnings age differently from every other awning on the street, and the reason is airborne grease.
Walk a restaurant row and you can usually pick out the awnings that sit downwind of a kitchen exhaust. They are darker, they look tacky rather than dusty, and they are often visibly older than identical awnings a few doors along.
Grease is not dirt
Cooking vapour condenses on the fabric as a thin oily film. That film does two things ordinary dust cannot: it grips airborne dirt so the awning soils far faster than its neighbours, and it acts as a food source for mildew. So a greasy awning gets dirtier faster and grows mildew more readily at the same time.
Why an ordinary wash fails on it
A standard awning wash uses a mild detergent aimed at loosening particulate dirt. Run that over a grease film and you emulsify part of it and smear the rest, which is why greasy awnings often come out of a general cleaning looking blotchy — the film moved rather than left. Grease needs a dedicated degreasing step before the main wash, and it needs to be chosen for the fabric so it lifts the film without attacking a printed graphic.
Scheduling beats reacting
The exhaust never stops depositing, so the film always comes back. Restaurant awnings do better on a fixed rotation — commonly quarterly, sometimes monthly for high-volume kitchens — than on occasional calls placed once the awning already looks bad. It is also cheaper, because you are removing a thin film each time rather than a thick one occasionally.
One practical note: patio umbrellas and shade sails in the same airflow have exactly the same problem and are usually forgotten. Put them on the same schedule.
