The San Diego marine layer is what makes this the most common awning complaint we get. Fabric sits damp for hours every morning, and in the shaded folds and along the underside of the hem it never fully dries. That is exactly what mildew wants.
Pressure washing organic growth does not remove it, it just knocks the visible part off and leaves the spores in the weave to come back darker. The growth has to be treated chemically, and the fabric has to be dried properly afterwards. Both are part of the job.
